No. We manage everything remotely on your behalf. Most of our property owners live in different countries from their rental property. Our local teams in each market handle all on-the-ground operations.
DwellStay charges 15–25% of gross revenue. Dream Dwell Estates charges 25–35%. There are no upfront fees and no lock-in contracts. You only pay when you earn.
We collect all guest payments, deduct our management fee and any agreed operating expenses, and transfer the net amount to your nominated bank account on the 10th of each month. A full breakdown accompanies every payment.
Absolutely. Your property is yours. You can block any dates at any time through your owner dashboard or by messaging your account manager. We just ask for reasonable advance notice to manage existing booking windows.
All bookings include Airbnb AirCover or equivalent platform damage protection. We also conduct pre- and post-stay property inspections with photo documentation. Any damage claims are handled by our team on your behalf.
Most properties receive their first confirmed booking within 48–72 hours of going live, depending on market and seasonality. We time launches strategically to coincide with demand peaks in your market.
